Materiality and Reuse
This loft renovation in Barcelona is defined by a strong focus on material authenticity and the reuse of existing elements. The project preserves and highlights original features such as the exposed concrete slab, metal staircase, and terrazzo flooring, embracing the imperfections and textures of the existing space. Reclaimed terrazzo tiles were carefully reintegrated into the bathroom design, while new materials like microcement and engineered wood flooring were selected to complement the industrial character with warmth and continuity. Through a restrained and conscious material palette, the project seeks to reduce unnecessary demolition while creating a timeless and honest architectural atmosphere.
One of the main objectives of the project was to retain the loft’s original identity. Existing construction elements were intentionally exposed and celebrated throughout the design. The concrete slab was left visible, enhancing the industrial character of the space and adding texture and depth to the interiors.
The original metal staircase, connecting both floors, became a central architectural feature. Rather than concealing structural and technical elements, the project embraced them through an exposed electrical installation with visible metal conduits, reinforcing the honest and functional aesthetic of the loft.
Material Palette and Warmth
A careful combination of materials helped create a balance between industrial roughness and domestic warmth. The original terrazzo flooring was preserved wherever possible, maintaining a connection with the existing architecture and reducing unnecessary demolition.
To soften the atmosphere, engineered wood flooring was introduced in selected areas, bringing warmth and comfort to the interior. The contrast between terrazzo, concrete, metal, and wood creates a layered and harmonious material composition.
Bathroom Design
In the bathroom, the design approach continued through the use of microcement finishes, creating a seamless and contemporary appearance. Reclaimed terrazzo tiles from the original apartment were reused and integrated into the new design, adding texture, continuity, and a subtle reference to the history of the space.
The result is a loft renovation that combines industrial aesthetics, material authenticity, and a warm contemporary atmosphere while respecting the character of the original building.
A key intervention of the project was addressing the lack of clarity and efficiency in the original vertical circulation. The existing staircase was demolished and redesigned to work as a true spatial connector rather than a secondary element, improving how both floors relate to each other visually and functionally. By reinforcing sightlines across levels and removing unnecessary partitions around the stair core, the project transforms circulation into a central spatial experience, making the duplex feel more unified and legible without compromising its industrial character.
